Is it Time For a Roof Replacement? What to look for...

Most homeowners hate when it comes time to spend the money and replace their roof...  Most of us would rather splurge on new floors or a bathroom reno, something we can "ooh" and "aah" at the sight of.  But, the fact is, your roof is an absolute priority because it's one of the main building blocks of a safe and solid home.

So how do you know if it's time for a new one?  Here are 5 things to look for:  

  1. Curling and buckling of shingles - Shingles that are curled or buckling are a sign that you may need a new roof
  2. Missing shingles
  3. Valleys - If your shingles are falling apart or missing in this area, it is a definite sign you may need a new roof, as the valley are one of the most important areas of your roof.
  4. Shingle granules in the gutters - Look in your gutters to see if they are loaded up with granules, as roofs tend to lose more granules toward the end of their life cycle.
  5. Daylight through the roof boards - Check your attic to see if there is any daylight coming through the roof boards.  Also check for moisture in the insulation.

Also consider the age of your roof.  Most experts agree that a typical roof will last between 20-25 years.  But, that depends on whether the old roof was removed and you only have one layer of shingles and if it is properly ventilated.
